Tenant is constantly reporting maintenance & owner has had enough. I'm stuck in the middle, help!

This weeks question is: "I have a tenant who is constantly reporting repairs and maintenance or requesting improvements. It feels like I just get one thing sorted and they come up with another issue. The owner is sick of it and wants the tenants gone, but they are in a lease. I don't know that I can cope with this for another 12 months until they can be moved on. How can I get them to stop?"
